Active home listings in North Port-Bradenton-Sarasota dropped 18.5% year-over-year, despite a 5.2% rise in new listings. The median list price fell 3.1% to $475,000, still about $46,000 above the national median. Fewer sellers reduced prices compared to the national rate. Homes stayed on the market for 89 days, significantly longer than the national median of 57 days, giving buyers more negotiating power.
